How to Keep Your Deck in Great Shape Year After Year

Decks are one of the best investments you can make in your home — they extend your living space and boost property value. But here in Westmoreland County, our weather is tough on outdoor wood structures. Rain, snow, ice, and summer heat all take their toll. With proper maintenance, though, a well-built deck can last 25 years or more.

Annual Inspection Checklist

Every spring, walk your deck and check for: - Loose or popping nails and screws - Boards that feel soft or spongy (signs of rot) - Cracked or splintering boards - Wobbly railings or posts - Mildew or mold growth (common in our humid PA summers) - Flashing and ledger board condition where the deck meets the house

Cleaning Your Deck

A thorough cleaning once a year makes a huge difference. You can use a deck cleaning solution and a stiff brush, or rent a pressure washer. If you pressure wash, use a fan tip and keep it moving — too much pressure in one spot can damage the wood grain.

Staining and Sealing

Most decks need to be re-stained or sealed every 2-3 years. A good deck stain protects against UV damage and moisture penetration. Here's a quick test: pour a small amount of water on the deck surface. If it beads up, your sealant is still working. If it soaks in, it's time to refinish.

Repairing Damaged Boards

Don't ignore damaged boards. A single rotting board can spread moisture to neighboring boards and the underlying structure. Replacing individual deck boards is straightforward and much cheaper than replacing an entire section later.

When to Call for Help

Structural issues — wobbly posts, a sagging frame, or damage where the deck connects to your house — should be handled by a professional. These are safety issues that affect the integrity of the whole deck.
